OUR HOME SEARCH SERVICE INCLUDES:

1. Identify / receive request from client
2. Send / receive questionnaire to / from client
   a) Bangkok Home Listings receives completed questionnaire;
3. Plan schedule w/feedback from client
   a) Consultant to analyze requirements in questionnaire and communicate with client regarding properties and viewings;
   b) Consultant to shortlist suitable properties and make arrangements for viewing.
4. View / select property
   a) Consultant will pick up client at pre-arranged time and venue, and proceed on a viewing of selected properties;
   b) Viewings will continue until client finds a suitable property to lease.
5. Send Letter of Intention
   a) Upon selection of the property, the consultant will work with the client on a list of requirements for the property;
   b) Upon finalization of the list, BANGKOK HOME LISTINGS will obtain the signature of the client for confirmation and issue the Letter of Intent to the Landlord.
   c) Upon selection of the property, BANGKOK HOME LISTINGS will at the same time check ownership of the property.
6. Negotiate terms
   a) BANGKOK HOME LISTINGS will liaise with landlord/landlord’s agent and Client on tenancy terms
7. Prepare Lease Agreement
   a) Upon agreement on all terms & conditions by both landlord and client, BANGKOK HOME LISTINGS will prepare the lease agreement.
8. Contract signed and stamped
   a) BANGKOK HOME LISTINGS will proceed to obtain signatures from the Landlord and client.
   b) Send the agreement to all parties.
   c) Assist the client in filling out forms, obtaining deposits, and applying for the connection of utilities.
9. Handover of property
   a) BANGKOK HOME LISTINGS will arrange for a time for the client and Landlord to be at the property for the official hand-over;
   b) BANGKOK HOME LISTINGS will assist the client in checking the property for defects to be noted, or any minor repair works to be done.
10. Obtain feedback
    a) Upon completion of the handover, present an evaluation form for the client to fill out;
    b) Obtain evaluation, send a copy to client and file.
